What We Do

Asset Resolution Title Services acquires property interests that conventional buyers, lenders, and title insurers decline to touch. We specialize in the category of real estate that professionals describe as "unmarketable" — a word that, in practice, means the problem is real, the paperwork is complicated, and nobody else wants to deal with it.

The Problems We Solve

Title defects come in many forms. Judgment liens from lawsuits that concluded years ago. Federal tax liens that attach to everything. Medicaid recovery claims that surface after a parent passes and the family discovers the state has a prior interest in the home they just inherited. Co-ownership structures that made sense at the time and now, for reasons that are entirely human and entirely predictable, do not.

In each of these situations, the property owner faces a version of the same problem: they cannot sell through conventional channels, they may not have the resources to resolve the defects independently, and the passage of time is not improving their position.

We provide an exit. We purchase the interest subject to the defects, assume the complexity, and allow the seller to move on.

Our Approach

Working closely with real estate attorneys and our licensed broker affiliates, we begin with a title examination. Not a cursory review — an actual examination of the chain of title, the encumbrances of record, and the legal landscape surrounding the property. We want to understand what we are acquiring before we acquire it, which is a standard we apply consistently and without exception.

From there, we develop what we call a Title-Abstract-Based Broker Price Opinion: an assessment of the property's value that accounts not just for market conditions, but for the specific legal and financial risks embedded in the title. This is not a number we arrive at casually.

If we can help, we make an offer. If we cannot, we say so. We do not maintain a pipeline of deals that are unlikely to close. Our reputation depends on being straightforward about what we can and cannot do, and we take that seriously.
